Sales, Median Price & New Listings
ALL up in June!
ORLANDO, Fla. – Florida’s housing market continued the same trends as previous months with more closed sales, higher median prices and more new listings compared to a year ago, according to Florida Realtors® latest housing data.
“Coming out of a record spring home-buying season, the state’s housing market continued its strong gains in June,” said 2021 Florida Realtors President Cheryl Lambert, broker-owner with Only Way Realty Citrus in Inverness. “Of course, the impact of the pandemic last June is still a factor to consider when looking at the comparison data. In a positive sign, new listings for single-family existing homes in June rose 21.6% year-over-year, while new listings for condos-townhouse properties increased 10%. However, while Florida Realtors’ data shows that new listings have remained at fairly typical numbers even throughout most of the pandemic, it hasn’t been at the levels needed to keep up with greater buyer demand.”
Closed sales of single-family homes statewide in June totaled 34,165, up 23.6% year-over-year, while existing condo-townhouse sales totaled 16,155, up 79.6% over June 2020. Closed sales may occur from 30- to 90-plus days after sales contracts...

The latest Walton County Technical Review Committe Meeting in Freeport was held on July 7th.
Below are a few of the possible projects coming to Walton County to be on the lookout for.
A Major Development Order, Buffalo Springs Resort, is being reviewed to develop an RV Park and Campground, RV and Boat storage including amenities that could be located on the north side of Hwy 331 South, north of Sunrise Road and south or Lake Holley Circle.
Another Major Development being reviewed is a 32- lot subdivision with pool amenity on 4.11+ acres for Residential use to be named Nautilus Pointe @ Inlet Beach. The property is located in District 1.
Other developments being reviewed include Watercolor Inn renovation, additional development of 3 lots in Alys Beach, a 321 multi-family apartment, convenience store and restaurant to be situated on over 25 acres to be named Botanic Miramar Beach.
The next meeting is scheduled for next Wednesday, July 21st.

It was announced last week that 10 Coastal Parks in our state will soon be receiving NEW Beach Wheelchairs to help those in need to be able to access our beautiful beaches! In our area, you'll soon be seeing these at Big Lagoon State Park in Pensacola and Grayton Beach State Park.
Florida State Parks Foundation began partnering with Surfing's Evolution & Preservation Foundation to help provide these fantastic enhancements for the beach!

Walton County Commissioners approved the design for a NEW Public Beach Access in Seagrove Beach. The meeting, held in late June, was met by many members of the community expressing their opinions and concerns that this new access would mean an increase in traffic, among other issues and it was not wanted by the community.
After the attorney for the owners of the Beachfront Townhomes provided many issues that needed to happen before the project could take place, the Commissioners unanimously approved it to make way for the project to move forward.
